lehigh market is changing. Inventory is higher rents are coming down and no renters or very few. I went to rent my units out to section 8. Actually pays more than the market rent https://www.biggerpockets.com/users/neilb57

Sorry in answering late. I manage myself. I have excellent vendors and also use my realtor when needed. Its much easier than I thought when I first started

You can buy in Lehigh acres a brand new duplex for 500k rent out for 2300 each side and after all expenses are paid you are left in todays market with 1300 a month in profit. do the math. I purchased two duplexes last year with one side paying everything and the other is pure profit. Clean 2300 a month per duplex. I rent them out immediately. The people in Lehigh acres tend to be construction workers and in the service industry that live in Lehigh due to affordability but work in neighboring Ft. Myers and cape coral or other areas were rents are much higher. On top of that you have many people moving to the are from up north. I cant buy enough at this moment.

@Benjamin Mills I own 5 duplexes in Lehigh acres and I am seeing returns no one’s sees. Rents really fast to excellent tenants. Many people moving from up north and California to the area

@Cal Martin make sure the numbers work. That all. Rate hikes will eventually bring prices down. But don’t chase the market. If you are a long term investor just make sure the numbers work. Historically rents don’t go down unless you are in a market we’re people are moving out off.

@Karl Teshima look up on the web for Lima one capital. I just closed a loan with them for several duplexes and it went smooth. I couldn’t believe how easy it was.
