I have a section 8 duplex in Stafford and I think the biggest reason for backlog is the HUD in Houston does a really really bad job.. they are horrific to deal with far worse than anything I've ever experienced. I have other rentals in Los Angeles some section 8 which is about 1,000,000 times easier than Houston

The email is right even though it was said in a rude way.  Buyers in la aren't gambling nor speculating any different than in a cash flowing area...there is an appreciation play... depreciation play on tax... Fundamentals such as min wage increase...also relative value to SF NYC will keep driving demand, also housing shortage of over150k homes in a very nimby friendly environment.

La is big dollar commitment but risk is not much different.  

Say a Midwest property cash flows never appreciates and has far more depreciation due to weather...you'll likely not be ahead or even up in a 15 30 year horizon but in LA i bet you would see a much better net return on appreciation and others building equity and eventual better cash flows 

Just my thoughts

Buy in Stafford Meadows places  Missouri City.... Duplex can be found for that price and sfr that will rent 1200-1400 month around your price range ...decent cash on cash return on investment

thats a good deal.  i am invested in houston myself thats a lot of doors for the money, if the condition of the place isnt horrific then its a good deal.

interest rates in the last 2 weeks have gone down

LA has a lot of pent up demand, and very strong rental demand.  la could add 500k of housing units and still be short housing.... so the long story short is that i dont think its a burst... i think its more flat to stagnant because wage growth is not moving up

hey all I'm trying to find a second crew to work on various flips and investment rentals across los Angeles mainly in the valley areas like north Hollywood Reseda Canoga park etc

Does anybody have a referral or worked with contractors before

true, thats why i am being very selective on my "get done" number because i am going to essentially be sitting to see where i can extract value from.

in this particular scenario, I am now living in houston so I think i would rather upgrade into a bigger house if i can get a good deal on it, or start a business that requires a little more active management but with some more upside potential.  i think one of the markets that are going to produce reasonable value for buy hold investors in terms of equity appreciation is in some of the more desirable suburbs like sugarland, katy, woodlands.. homes where say a mid level engineer or some middle to upper manager might have risk of job uncertainty given oil and want to essentially get out or need to get out.

i have a duplex on the market in Stafford but I bot at a good level for me and if someone can't find a deal they might bite at my sell price...it would be a 6 cap or so.  But it was hard finding the deal to being with which is why I am not really willing to sell unless it's a good price. 

As you pointed out duplex tri are hard to find in this city
