Great point Jay, Okolona is a nice market. Just not easy to find sub-100k properties in the area.

I see you're based in Minneapolis, also investing remotely. Good to see it can be done and glad to see someone else from Louisville investing back home. I will give 40218 a look, I glanced at a few condos over there but wasn't sure if the demographics of the area had changed enough to support the rents I calculated that I would need.

Thanks Jordan. "South-end" gets a little ambigious. We all know that J-town & Fern Creek is much different than Dixie Highway area. I'd view the latter as having more tenant turnover for example but the former is much more costly to buy into.

Hello everyone,
Long time lurker first time poster. After acquiring a primary residence in my local market as well as a property abroad, I am interested in starting to invest in SFR in Louisville. Mainly looking in the sub-100k range, looking for turn-key and managed by PM. Looking for cash-flow and hoping to maximize built-in equity. Not overly concerned with appreciation potential.
That being said, I grew up in the Fern Creek/J-town area but feel I may be a bit priced out given how properties have appreciated significantly in the area extending down Bardstown road past Glenmary. I am looking for lower turnover tenants with solid cashflow but am focused more on building equity and minimizing risk. What zips would BP recommend I spend more time analyzing? I have been looking in 40208, 40272, and condos near Westport road.
