The selling agent said it was a “loft” area but it is only accessible from the roof. And it is not a finished attic it had never been used as a living space.  There is insulation on the floor and it is definitely not legal useable space.

So pay based on a 1250 sf place that has potential to expand (or not) but do not pay an 1800 sf price, up to and including eating your deposit--I don't think you have to, just saying that would be cheaper than being underwater. That square footage is a fundamentally different type of property.

I am under contract on a home and there is a 550 sq footage discrepancy. They counted an unfinished attic into the square footage.

I would like some advice on how to proceed.

It would change the square footage from 1800 to 1250.
