Thank you Michael, great insights. That’s part of my dilemma and my experience. I had a great Core 4 in my original market and got a bit lazy when trying our Pensacola. It was a great first meeting with the PMC that was managing the property when I purchased and I rolled over. They had a very detailed PMA and had great referrals. However my experience over the last year has been less than satisfactory. I’m looking for recommendations as an approach mixing mid- and long-term isn’t supported by the PMCs I’ve reached out to so far.

I am not able to find a Pensacola FL location, so hoping for a referral from Panama City. 

I am an out of  state investor and I own a 4-Plex in Pensacola. I’m looking for a property management company to take over existing leases. I’m also interested in the mid-term rental space, so looking for someone who would like to explore using as a mix between long-term (existing) and mid-term tenants.
