I appreciate everyone replying back regarding my Home Depot question. Always had in my mind that they would have to charge a bit extra to cover the mark up, but I thought it could cost less since they pay so little to the contractors hired by them (The Home Depot).
As I was at the home depot store last night questioning about the cost to get their services done, I was approached by a few people in the store, asking if they could give me a price for whatever I need, but on the side (not through the home depot service). Those people just hover around the customer care counter to over hear the conversation from people like me, and try to offer their services.
It was an interesting experience though. Home Depot will come by the house to give me an estimate, as well the other people who came talk to me.
I will compare all the prices and keep posting the results here.
The project I'm working now will be a nice come back deal, very profitable if everything goes according to plan.
In the mean time, I'm sharing my action plans and would be great to see some feedback.
My plan is to to start with all the exterior work first (roof, siding, deck, windows and doors) and make it very attractive at least on the exterior, and begin marketing the house to some home buyers who are looking for a project where they can have their input if they buy.
Offering different options as finishing material such as colors, flooring, cabinetry and etc. All that with additional cost depending on the choice made.
The people who I am planing to offer the house are people who I have got them on my list of home buyers with pre approved credit letter, or people with cash. All of them came from a connection with a realtor who is feeding me with those request for home buyers in the area.
Not sure if the market is hot every where else as it is in the Boston area, but it seems like we are running against the clock to see another 2007 burst.

Wayne I do this for very close trusted clients. A million dollar line though is a stretch unless you have significant cash and or assets.
We provide funds to bid at auction. if my client wins at auction he puts me in as the owner.. when I get trustees deed I deed to them and create a note and Deed of trust. If they take my check and don't get the sale that day I charge 250,00 for the check.. Check being 100 to 300k cashiers check that leaves my bank at 8:30 in the morning and if they don't bid comes back at 1pm..
If they win the bid then we do the loan. And as Wayne says it can be anywhere from 35% to 20% cash in the deal PLUS investor needs his own rehab funds.
If you can do better than that then you have a home run in my mind.
