Hi There,

I'm structuring a deal where I would be subleasing a property to someone that would then lease the property (regular SFR, one unit) to a third party. I understand it might be unusual, but the numbers might work.

Is it possible to have the person I'm leasing the property to take all the responsibilities of a landlord? The biggest question being, can he/she take all the risks associated with the tenant and the property (mechanical issues, toilets, etc)?

I'd ask to screen/approve the tenants, but other than that, I don't want to deal with the rental at all. Is this feasible/legal?
