Have a question about cap rate on this very useful spreadsheet.  

I know it's rent/value (and the explanation on the sheet defines it as "Net Operating income / Sales Price", so I have it as: 

=(I53/K16)

Is that right?

I am a real estate broker and attorney NY and manage my own rental properties.  I am very familiar with my local market and also interested in continuing to invest here, but it is not a great time to find discounted properties here.

Andrey, there are standard form purchase agreements vetted by the NYS bar association that are commonly used.  If you cant find them let me know, I can point you in the right direction.  Alex
