Condos can be a great buy and hold investment with many positives,  but there are some risks that come with condos.

Currently I invest in condos for buy and hold in Miami

Why not team up with a builder/contractor ? Could help with the permitting and with construction costs. 

Im sure Brian means condos in the Downtown , Brickell  etc... areas.. where lots of construction have come up. But condos are great in areas like Doral , Hialeah , Kendall etc. 

Hard to find deals that leave 6-15 % return but they exist. Just have to work to find them
