Post: best upgrades to increase rents

Hi guys

I live In Fairfield California and I’m considering renting out my current home due to sudden changes in circumstances. But based on my research it doesn’t look like the home with cash flow, let alone cover my current mortgage. What’s the most cost effective upgrading strategies that can increase rents? What areas of the home should I focus on to drive up rents? Kitchen , bathrooms, living room? And what materials? I know there’s a ton of variables and factors to consider but I’m just looking for some guidance and tips.

So far I’ve remodeled the hallway bathroom. (Floor and shower tile). This weekend I will start on the one in my room. Same concept. Tiling.

Hello!

I’m a newbie at real estate investing but My ultimate goal is to build a portfolio with buy and hold rental properties. so With that said, What are the pros and cons of purchasing Tenant occupied properties? Do the pros outweigh the cons? My initial plan is buying out of state where it is cheaper. And Should I personally visit every potential property? Any tips would be greatly appreciated.

Thank you all for your informative responses.   Any recommendations on potential booming cities/states under 60k where I can start?  Im thinking in the areas of Memphis TN or Birmingham AL, Indianapolis IN.  Any advice is appreciated.

I live in California.  However, I plan on starting my real estate investing journey with buy and hold rental properties out of state. Particularly in the Midwest region where the market is cheaper.  I feel like starting out with cheaper properties is a safer and more affordable  option for me at the moment.  California is so expensive..     I however am very unfamiliar with the Midwest and the housing market there.  So with that said, what is the best strategy to help  obtain knowledge in an unfamiliar market without having to personally visit all these states?  Obviously, we can get some information via the web but I feel like this is not enough.  Any thoughts?

hahaha not even close.  The seller is asking 375k but the property has an estimated 46k in termite and dry rot remediation.
