I would not lower rent but if they sign a multi year lease maybe you can freeze their price so when the rents do go up they will be paying lower then everyone.

No I would not, just because what if they stop paying alimony to them how will they cover rent?

It’s recommended not to go over 3 layers. After 3 you have to tear down and put a new one.

You have few options, you rent for a 12 month and renew after or even go month to month or find a tenant for a 24 month lease.
