Hi so I’m a new realtor, also looking to do wholesale deals and want to start with on market properties as I know they want to sell. My question is would it be better to have the listing agent represent me even tho I’m a realtor as maybe they’d be willing to work more with me and possibly get the property at a lower price since they get the full commission?

found a property listed for $260,000 and after 20k in rehab the ARV is $360k. It is a 3 bed 2 bath, need to fix flooring, roof, and paint kitchen cabinets and paint bathroom

hey guys so I found a duplex and I crunched the numbers and it would cashflow about 6,000 for the year and about 11% cash on cash return. I'm really interested in it but I have no money and Ive reached out to close ones and nobody has enough to be a private money lender. What should I do?
