This city is constantly changing. As some areas begin to appreciate too highly, buy in costs cut down on investors' margins. Neighborhoods all over the city are starting to appreciate and have become favorites for seasoned and new real estate investors alike. What are some of your favorite appreciating areas around the city?

From personal experience, our firm has done well selling to investors in areas such as Cobb's Creek, South Philly (Gray's Ferry/Passyunk Crossing), Strawberry Mansion, Brewerytown, Kensington and Port Richmond.

Have you found success in these neighborhoods? Where are you investing now? Which areas of the city do you think will be the next favorite of real estate investors in the city?

Another great post @David Haynes! I've seen buyers scared of Philly county for this specific reason. While it does add to initial closing cost and is odd for those coming from lower tax areas, it is a necessary evil to just add on to closing costs. Some of the best flips are to be had in rapidly appreciating areas across Philadelphia and using transfer tax as an excuse to avoid investing here will leave you in the dust!

Well said David! This truth is applied well across most markets but definitely most in real estate. Dollar cost averaging will always win out in the end. Never wait to time the market just right or you will miss out.

Hey Dan, many of my buyers refuse to buy sight unseen for any investment properties. Many have told me horror stories of times they have bought without physically seeing the place and discovering problems they would never have seen without going to see it before buying. Others haven't but aren't open to the idea due to such horror stories or general lack of experience investing. That being said, oftentimes the best deals will move quickly sight unseen to beat out the race to see the property. Sometimes the best properties with the highest ROI need to be bought sight unseen simply to secure the purchase.

@Davere Currie Absolutely! We recently moved a few properties in that area and I have only heard more and more interest in buying there. It definitely seems to be the next logical step in Northeast philly REI now that the values are already so high in Northern Libs and Fishtown.
