Is it common to sell a property with owner financing in northern Virginia? 

for example, let's say I want to sell a property and collect the note payment from the end buyer. How easy/difficult is it to find a buyer that would use owner financing?

Anyone have any skip trace service to recommend that I can get phone numbers from addresses? I've tried REIskip but haven't had much luck with the accuracy of the phone numbers from them in my area. 

I am looking for an investor friendly real estate attorney that is familiar with subject 2 transactions

I am looking for a house hack but I'd like to have some equity built into the property by buying under market value and fixing up if necessary.

Anyone have any tips on finding good deals in NoVA (~$50-100k below market value)? Like what methods work the best in a high priced area with lots of competition? Mailing letters, MLS, pre-foreclosures, absentee owners?
