Sounds like a headache to be honest. Number 4 - if she can't show the contract there might be more to it. Either daisy chaining the contract and will be using your 5K to lock in the contract to assign to you or she's a newbie. Which might also spell disaster my $.02

@Nicholas Le nope. Tons of free stuff you can research and get to get into business. A mentor should be used to scale up once you have a strong foundation.

@Austin Lyn Dwiggins real estate is competitive and whether retail or off market/investment a marathon not a sprint. You can finish your courses in a 3 week period if you want it bad enough
