First, I have to thank you for all that Ive read from you on this forum... second, do you do this with a cut and paste or do you type out all your answers as you go.
If you do thats incredible for you to take so much of you time to write such in depth answers and you gotta be a big time coffee drinker!

Im also getting back into wholesailng in the so cal area. Havent done it for about 6 years and didnt do a whole lot then but boy have things changed since then with all the tools that people have now that are on the internet.

You almost dont have to leave your house to buy em nowdays. My Grandson has made a good point. He was with me looking at house before and when I bought out of state, after he saw all the problems that Ive had he stated that if you cant drive over in a few minutes and touch it, you dont want it. Sounds like a good idea to me.

Whats your opinion about the way I hear a lot of wholesalers are doing business now by putting in offers on the phone with out ever seeing the property?
Anyone have any opions about that?

Im thinking about getting back to mailers. I havent done any for at least 4 years but wondering, with absentee owners i used to answer my own phone but what do you use? voice mail, 800#?
Not sure what way to go but thinking of 800# to maybe do a pre qualify first.
