Aaron McGinnis the home is located in Decatur. We had asbestos testing done and came back neg. I plan on using licensed subcontractors to pull permits. The home is 1000 square foot ranch on basement and we plan on using standard grade finishing. Granite, shaker cab, ceramic tile. The ARV is 137000. We will use finishing appropriate to that price point.

Adam Abdel-Hafez The home was occupied, the previous owner inherited the home and did not want it. Her mom attempted to fix things but could not afford to keep up with repairs so they decided to sell. It's in pretty good shape but needs cosmetic updates and a few repairs and change of layout. $60 sounds high. What would cause it to cost this much?

J Scott This is my first flip. I plan on pulling permits. I will sub the work out on my own. I'd like to believe that I'm a good negotiator lol. $60 seems very high. what would cause it to be this high?

Hi BP, Wondering if anyone could give me a cost per sq for mid grade rehab in ATL. Brick house built in 1958. On basement. Already has a new roof and HVAC. Windows are new but are not installed correctly. All mechanicals are working. It is a 3br 1b. We look to convert existing space into master bathroom. New kitchen, bath, and drywall over plaster walls and ceilings(should we?) Refinish hard wood, remove large door and replace with window. Add washer and dryer connection, minor framing, new doors, trim, fixtures. Paint inside and out. All other standard cosmetic updates will be done. Based on your experience can you provide a ball park estimate?

Hi!

I'm working towards my first flip and I'm trying to determine if an addition would eat my profit or be a good investment. The house is a 3br 1b about 927sq ft. I would like to create a master suite, turning the existing closest which backs into the existing bathroom, into a small master bathroom and extend the house out to enlarge the room and add a closet. Can anyone give me a rough estimate of price per sq ft on additions in Atlanta area? Thanks in advance!
