If you can get the financing, I'd vote for the two $100k SFR properties for the rentals. Should get higher cap rates at that price range than at $200k, and condos/apartments have a hard time cash flowing well because of the management fees.

I know of some private financing for Dallas properties that will lend to foreign nationals, if that will be your case.

With investing Ehren Williamson you have to be fluid and be able to adapt to the changes. The days of the stupidly high returns are mostly gone, yes, but that doesn't mean you should quit or start waiting anything out. If anything, keep buying now before the returns just get worse! Then when the returns are to levels you really don't want, figure out another game plan.

Don't just refuse to "participate in the insanity" or you'll miss out on some great deals :) The insanity is half the fun.

Hey Steven Thomas! I graduated undergrad from MTSU and a good friend of mine there was from Jackson, so got to hear about it all the time. I still head to Nashville a couple times a year. I love it.

Are you just looking in Jackson or willing to branch out some? I have a great contact in Nashville who can find properties and manage them after you buy as well. He's an ex-cop so handles tenant problems quite flawlessly. Ha.

Hi Esteban Pau. I live in the US, but I work with international investors buying here all the time. There are great ways for internationals to buy safely here, but I've seen a lot get screwed because of the teams they joined on with here who just don't take care of the properties, and therefore their returns. I'd be glad to send you in the direction in some of what I consider to be the best/safest companies to work with if you want to check out properties. Entity and tax structuring is key too for any international buying here, I have resources I can send you to for that as well.

Hey Yvonne Sheehan! I will say that if you are going to buy in Memphis, I've heard no better reviews than from the investors who buy the turnkeys from Chris Clothier with MemphisInvest (you're welcome, Chris :) ). Chris is an awesome guy, hung out with him in person, and never heard a bad thing about any of the buys.

With that said, the times have changed tremendously in Memphis since a few years ago when investors started flocking in there. The hedge funds have barreled in, causing inventory to be much less than what it used to be and the returns are a lot lower than they once were. Although that has happened in several other markets as well, and the returns around the country are lower than what they were even a year ago, but Memphis has been one of the hardest hit, next to Atlanta now and then Phoenix last year. There are other markets that are more in the infancy stage of expansion, whereas Memphis is much further on the mature side now.

Any reason why Memphis or just because you heard of it as one of the big ones?
