My friend and I would like to buy 4plex and live in 2 units and rent others. I approached some lenders and they mention min down is 25%, even though we will live in the building. I would like to ask if there is a lender who is willing to give a loan with 5% down.

I live in Oceanside and always looking for some investment opportunities. I just saw a rental property with 20 units in Zillow and wondering if it can be a good cash flow investment since Oceanside is developing very quickly.

I wonder how we can build real estate crowdfunding or maybe syndications, etc because obviously I can’t buy by myself :)
