We had some SFR in Dallas that got wrecked with new property tax appraisals, have small multi-families experienced the same fate? One of the primary reasons that CF has been tough.

Universal question. Why do we think owner-carry is so uncommon? Just a little clunky of a process? Relatively unknown/misunderstood?

Multi-family wise, no. But for what it's worth check out www.withroam.com it's a new startup I saw pop up the other day. pretty interesting.

@Hou Chia you're definitely thinking in the right way! Something I might also take a peek at is facebook "rooms for rent" groups in a few cities you are thinking about. Which groups are more active? What kind of room rental rates are getting thrown around, etc. 

Then try to best understand & triangulate where you would (1) be happy to live (2) find an asset in your budget (3) where will room rental rates succeed at covering off your costs

Kudos to getting started so early and seeing the opportunity. If you ever need some rent by the room advice, let me know! Even after moving out, you could consider continuing to rent out by the room and taking advantage of that arbitrage.
