Hey Brokers and Appraisers, I'm looking for property adjustment guidelines to perform a thorough CMA for a client. The property is in Mukilteo, Snohomish county in WA. I have some guideline but it's not from WA. I'd rather use state, county or city specific one if there is any available. I know appraisers typically have access to such resource. It'd be great to get any pointers if you have any. Thanx

@Marian Huish - Your point is well taken, thanks! Since you seem to have some experience with the WhatsApp scam, just out of curiosity do you know why they even reach out to agents to look up properties for them?

To my broker's colleague, any suggestion on how to verify a remote investor who contacts you for investment properties? it's the first time that I'm being approached by someone who claims to live in another state and is looking for me to find them an investment property in my local area. They found my contact on homes.com. They said that they were looking to purchase cash, up to $2M. We also had a brief conversation over the phone this morning.
I verified their email and phones on Experian.com, both seemed valid although the phone line seemed to be Google VOIP.
- Should I ask for a copy of their driver's license or ID?
- Should I ask for proof of funds before I engage?
- Should I ask for a buyer agency agreement?
Trying to gauge the right level of due diligence to be done right at the get-go, and avoid wasting time or getting involved in a scam (not being too pessimistic!). Appreciate your thoughts! :)

To RE brokers out there, seeking your consultation. I'm preparing an offer on a SFR in the Seattle area (Eastside) ahead of the offer review date. This will be for my aging parents to move in, and the house has met many of their requirements eventually after 9 months of searching. Admittedly it's an emotional purchase but won't tell the listing broker. Do you have any thoughts on to make it a win?
My offer structure (2 options I'm working on):
Cash-offer:
- Offer: $100k above asking price plus $6700 escalation for up to $125K above asking price
- Earnest money: $200K fully released 2 days after acceptance
- Closing: 10 days
- Wave:
- Inspection, Appraisal, Title and Financing contingencies.
- Neighborhood Review and Information Verification period.
Non-cash offer:
- Offer: $80K above asking price plus $6700 escalation upto $125K above asking price
Earnest money: $200K fully released 2 days after the mutual - Closing: 30 days
- Wave:
- Inspection, Appraisal, Title and Financing contingencies.
- Neighborhood Review and Information Verification period.

Hey all,
I’m looking into purchasing a water-view single family house with an attached MIL unit in old town Mukilteo, WA. It has 3100sf in three levels, with 5 bedrooms and 3.5 baths.
My broker thinks that it has a great potential to be leased as an Executive Suite or weekly/monthly AirB&B. He thinks that it could generate a much higher cash flow ($5k per month) than a conventional year-long lease ($3.5k-$4k).
While I have multiple properties under conventional leasehold, I don’t have any experience with other types of short term or the exec suite rentals. I’m wondering if anyone here has any experience with these types of lease in the Mukilteo area?
