In San Diego? I can refer you to some great MTR managers. I just got back from the MTR Summit in San Diego. A STR manager can not maximize the performance of a MTR. The marketing for MTRs is very different than STRs, so you definitely want a manager that truly knows the MTR game.

 Hi Kathryn! We've had a few studios as MTR arbitrage units before but they didn't perform well. Currently we have one we manage in a triplex. 

Yes, I have a designer on my team. But our PM clients furnish the properties themselves before handing them over to us.

Thanks Allen! Do you have considered MTRs for individual rooms? Or would you not recommend this? 

 Hi Kathryn! It can definitely be done in the right location where there is demand for it. I know of many other operators who MTR by the room successfully. Padsplit has a specific service like this where they do it all for you. I’m happy to connect and help you make any decisions for a specific property you’re considering for this strategy.

Yes this is market dependent and tenant demand dependent. In our market Los Angeles, 1 bedrooms and 3 bedrooms have done well for us. 2 bedrooms have underperformed. I have my theories for the reasons why which may or may not apply to other markets.

We've been doing our prices manually but have a few properties set up in Pricelabs with some specific custom pricing as an experiment to see if PL works for MTRs. It's worked ok so far but I haven't decided to get all our properties on PL yet.

Yes, it's standard for MTRs that utilities are included in the rent. It's part of the convenience that makes someone willing to pay higher rents for MTRs.
