Post: Distressed Seller / Builder warranty still in effect property

 I am curious what the court of public opinion thinks. I am lined up to close on a property that still has 7 years left of a builders warranty.  The seller wants out of the house due to a bad personal situation without the inconvenience of going through the full listing process. I walked through the house and can report that the three years on the house is erased with a thorough cleaning.  The thing I am asking  is what percentage discount this deal is worth?  After this part is answered, I would like to hear what the court thinks / recommends to look out for.

I now have my finances in order to start the process of actively looking and bidding on houses. I have two good friends who are legitimate successful Real Estate agents. I have an acquaintance of a partner that is a practiced agent currently active in flipping. This third option clearly speaks my language and offers a possibility of a rebated fee I may be able to negotiate. I have had limited experience with Realtors for the purchase and selling of 3 personal residences. If I understand it correctly the Realtors will want to put me under contract to be exclusive with whoever I choose.

In my utopian world I want to simply say whoever brings me the deal I go with first I will go with that person as my agent. Being a devotee to the BP podcasts has me thinking I want to keep good relationships with all the people I interact with in this world of reputations. Suggestions please..

I am a noob to this. I have bought renovated and sold 2 houses as personal residences. I decided it is time to BRRRR. I have enough resources and DIY experience to jump into my first BRRR in my market solo. I have vetted 2 potential partners who are still considering...Thinking time may be of the essence
