HI Michael,

That is so true, I have been searching for almost 1 year to find a good deal. Most multifamily properties are listed at market value and need major reno, rent cost does not the property match price. Looking in Metro Atlanta, under contract for a 4/4 duplex.

I have only looked at MLS but would love to pursue off market opportunities.
