ARV: 199,000

Rehab(Flip): 17,190

Rehab (Rental): $3,000

Rents: $1,600/month

Price: $136,900

This is an assignment of contract, no double close fees

Buyer pays all closing costs

This may be one of the easiest deals you have ever done. As a rental, it's nearly good to go with some discretionary updating (carpet replaced upstairs, some wallpaper removal). It has had recent work including: New laminate flooring, new paint through most (still a couple areas with wallpaper), new shower surrounds/plumbing, new garage door opener, new windows. HVAC & water heater look to be newer but seller was not sure on exact age. They reported roof approx 5 years old.

Please contact me via BP or by email with serious interest. Please provide your email address and I will send analysis email with pics, comps and full address.

I look forward to connecting!

Hey BP Community,

I have had some great referrals in the past so here I am again trying to find an electrician recommendation in Waco, TX for a rental property. A knowledgeable contractor would also probably be able to get the job done. I appreciate you taking the time to read this and  thank you in advance for any recommendations!

Hey BP Community!

If anyone has a recommendation for a Cleveland insurance agent for property insurance I would be grateful! Need regular DP-1 policy however property is entity owned (out-of-state). I am looking for someone I can pester about policies frequently as I am purchasing a couple a month. Thank you for taking the time to assist!

Hello BP Community,

This native Wacoan is looking to pickup 10+ rental properties this year in Waco. Current MLS listings are on my radar, but if you are a wholesaler or agent with pre-MLS leads, please hit me up! I will provide email if you send me a message. I prefer for purchase price to be under 70k, Sec 8 ok, probably need to stay under 20k rehab since I run teams remotely.

Hi BP Community,

Lender Needed- Ohio Properties

I apologize that this topic has appeared several times but I am wondering if anything has changed in the last 3 years/ anyone has new advice from their experience, etc. I am looking to refinance SFR's owned by my LLC. Both my partner and I are fine being personal guarantors on the loan. I would prefer not to have to deed to individuals and back into company name to refinance these properties. I would be interested in blanket portfolio loan as well. All properties have recently been rented out. Do you have any lender referrals or advice on how to accomplish this? Thanks for taking the time to read this & help a gal out!

ARV: $84,000

Rents: $950/month

Rehab: $24,591

Price: $29,900

What a deal in West Cleveland! Much of this home is in pretty decent rental shape. You will definitely need some cosmetics and some Exterior repairs, however this home should be in excellent condition after this budgeted remodel.

Please message me on BP or email me with your preferred email address for full address and analysis- rehab breakdown + comps. Out of state? No problem. We provide bids and other referrals needed to take advantage of this remotely!
