Thanks! Our purchases would be a buy and hold. I will definitely check all the boxes and make sure it makes sense across the board. If anything, at least the steps I take will be part of the learning curve and help me move forward.

Hey BP community! My husband and I have been doing a lot of research in REI and are finally ready to take a leap into our first property. Initially, because of the HCOL in New Jersey I was looking out of state, but recently reconsidered closer to home as well.

I've had my eye on a SFR thats been on and off the market and can't kick the idea of it & whether there's actually potential or not. Numbers on the BP calculators seem favorable, but it could be my naivety showing. Are there any Monmouth/Ocean county realtors, GC's, other investors out there with some insight?

Aside from that- what's your best advice for starting out and moving forward with a prospective property?
