Are you unable to have the LLC listed as an additional insured? I have had no problem getting my LLCs insured.
Just out of curiosity, will the City of LA permit container homes?

My contractor (here in LA) is not even building his own house for that price. How do you know what others are paying?

Make sure you have an attorney on your side to negotiate your lease. I have seen escape rooms operating in offices and retail units, both of which are often subject to use restrictions and other rules that could prohibit you from running your business the way that you would like.

It depends on labor costs and availability of the various trades in your area, but in LA, retail price to hire a general contractor to do that project would probably be about $250/sqft for the new structure and $100/sqft to remodel the existing structure (down to the studs), plus finishes, fixtures, landscaping and hardscaping.

Aaron, Christopher is correct.  I would add to the above that you may need to get a survey done  (or updated if Seller has one) in order to secure title insurance for you and your lender.  Ask about that now so that you do not get surprised later in the game.  Is this property going to remain occupied by any tenants after closing? If so, you (and your lender) will need to review tenant estoppels.  I would recommend reviewing their leases in their entirety, and very carefully.
