Anyone here currently operating student housing at OSU? I'm currently under contract for a duplex which is currently run as an AirBnB though I'm weighing up converting it to student housing. Would love to connect withy any current operators or anyone with student housing insight at OSU. Thanks in advance.

I’ve already underwritten this deal, numbers work. I’m very near closing, just wondering what sort of documents are important to request of the seller (I.e. maintenance contracts, manuals, warranties etc.)

closing on my first investment in a couple of weeks.
Location: Columbus, Ohio
Layout: 2 side by side separate units, each 6BR/2BA
Current Use: Airbnb STR
I will be inheriting the future bookings through end of April, but will then need to do some work to the roof and then decide if I want to continue with STR or go LTR (very near OSU campus so possibility of student housing).
All that aside, this is my first investment - what should I be asking for from current owner? From current property manager? From my agent? Any help with a due diligence list would be appreciated.
