Title companies get these chicken scratch contracts from wholesalers that they find online or someone in a FB group sent to them and they are awful contracts that aren't enforceable for many reasons. Then the seller tries to get out of the deal and who do they call? The escrow officer. Then the seller's sister finds out she's selling her house and is "being taken advantage of" and who does she call? The escrow officer. And when the kids find out they aren't getting the house? They call the escrow officer. I've heard plenty of stories of family members showing up at the title company being overly aggressive with the staff because there's no one else in the transaction for them to talk to. 

These deals are a nightmare for the title company if the buyer and seller don't really understand what they are doing, and many new investors don't understand what they are doing. 

So- being honest and ethical, using an excellent contract and building a relationship with a title officer is really the way to get these done. 

Any title company will do creative deals as long as the contract is legit and they don't have to become a referree between two confused adults.

When you say 2 closingns in one escrow I assume you mean a double closing.  I recommend Adler & Herback of northsidelegal services. Ask for Uri Adler.

You should check out the Straight Up Chicago Investor's Podcast. There is also a pretty great list on there for meetups. I run one in Oak Park, but there are many all over the city and suburbs.
