Hi Maria, without reading the rest of the comments, I would simply remove the garbage disposal. I do not put garbage disposals in any of my units for that reason. I try to make the unit as tenant proof as possible by removing any and all future maintenance issues. 

If they clog the regular drain, then I make them pay for it. Upon lease agreement and moving in I clearly state that clog drains will be responsibility of tenant.

@Kaylee Walterbach best way to save money is to spend less than what you make. With your active income you can create some passive income. This will allow you to continue to save and invest at the same time creating a compounding effect.

The agent is probably not familiar with this type of transaction. I doubt he is trying to push you out of deal.
