I am acting upon the advice fromone of the myriad of podcasts I've listened to where it was suggested that I build my team of real estate partners BEFORE I close on my first deal. I have recently sent out my first round of DM letters and have a few other irons in the fire, so I need to act with urgency. Ive received leads for insurance and title companies that I will be calling today but I'm not completely sure what questions I should ask. Does anyone have a list of questions or things I should know before choosing an insurance company or a title/escrow company? Thank you in advance for your help!

I joined the Austin REIA a couple months ago because almost 100% of the books, podcasts and webinars suggest that new investors do so. They offer a 3-day training, whichI will attend at the end of the month, but I am weary that they'll be trying to upsell the entire time. I'll let you know if it is worth your time. If not, we should organize a Bigger Pockets meet up.

Greetings all!

I went driving for dollars and came across a property that had just evicted the tenants and some damage. Through research I found that it's owned by an out of state LLC (California). What do you recommend I say in the direct mail letters I will send them? Thanks in advance for your assistance.

Hi Laura, thanks for the welcoming! I have not looked into Killeen, Temple or Belton because I am not familiar with the market and because I will be doing most of the rehab work on the first few projects, I wanted to stay relatively close to home. 

How is the market up there? I figured that Ft. Hood was the only main attraction there. Can you provide some insight?
