I would advise her as well as everyone to pick up Nolo's Every Landlord's Legal Guide. It covers everything a landlord should know and how to handle these type of situations.

Hi Larry,

Is this a 203K loan? If it is then what Chris wrote is spot on, this contractor is not qualified to do the work.  If it's not a 203K loan I personally wouldn't hire the lowest bidder. From my experience, the lowest bidder ALWAYS cost more in the long run.

Hi all!  I'm just about done with Brandon's book rental property investing and I'm on my way to owning my first investment property. My question to everyone is this. Would you recommend I say this is my home and get a primary home loan or come clean and say it's an investment property and get an investment loan?

I would like to add that you should trust your gut reaction. If something feels wrong then most likely it is.
