i would also like to see one, maybe they can just post it here.
maybe even good enough that it could be put up on the forms section?
The few times i have looked at a house to estimate repairs, i used a mix of my move in condition form i give my tenants, and the inspection form i got when i got my house inspected.

fun to read, i think people forget that while the daily show is not news, neither is Rush, his show is for entertainment purposes only.
Also I can't wait to hear a arguement against the fossil, although it wouldn't suprise me if i hear it in this thread.
i know its off topic now, but the world is round, you better take care of your brothers and sisters or who else will. The whole political arena is just disgusting, 90 percent are hypocrites on both sides and honestly i am disillusioned with the whole process-that being said, anytime rich people are pissed about something, the average workin man is prolly not getting screwed to bad.

ohh yeah if you get a offer, take it.
Unrelated but my friend has 60 acres in a booming section and few years ago verizon offered him 600 a month to put a fenced-in cell tower on his land and he came back with 1000, 6 months later there was a tower on his neighbors property.

donno a whole lot on this but we have been signing 5-7 yr leases for drilling rights for over 50 years on our land. last time they asked to only renew it for 2 years and paid us 5k, no one has ever drilled though. my immiediate family, as well as my cusins and neighbors all are on top of the same natural gas and divide up the royalties if they ever find anything on any of our properties, we get 1/16 no matter were they drill, becuase we are on 1/16 of the reserve. if you sell your property and you think there is natural gas keep your mineral rights as long as you can!

Charles, if you take time you will see that many posters in this thread that are critical of LU are very successful LONGTERM RE investors and that is why we listen to them.
The 50% rule is not a random number, did you not read that it is the national average across real estate.
I understand LU's model and listen to the show, however i have many questions never awnsered that have been posed.
Ill list a few questions i have and maybe Natalie, you, or someone at LU can awnser becuase i am in search of a group/mentor in houuston.
1. please explain how/why the 50 percent rule doesnt apply to you/your group.
2. Why the mentors ALWAYS praise robert kyoski on the radio show.
3. why LU rents the building they operate out of and not own it themselves and lease it back to LU.
4. My main problem- why the upfront fee is more then the yearly dues. The fact that the joinup fee is double the yearly dues tell me that they do not expect repeat business.
5. Why have i heard mentors on the radio show say if you get the right tenant in you will likely not see them until it is time to renew the lease. I mean comeon, i have heard this with my own ears.
just a couple i have.

Just wanna throw my 2 cents in. I live in Houston and have 1 rental. I have listened to LU's 1 hr radio show for 3 years everyday, and find it very informative. It Does feel like a sale job though, its all about memberships. The radio show covers some RE topics but generally is motivational in nature and usually has a guest that "made it". The info they give is very general and not the full truth; however they do give good advice on property management and i will admit i have called and asked questions. They do however make it seem like renting is the easiest thing in the world.
I wish natalie would post on BP and give LU more credibility as i have often thought about joining, but would like to see some awnsers to the 50% rule questions, and the other valid questions posed that still remain unawnsered.

if your trying to drywall yourself, make sure you have several size trowels, and read up on feathering. You really need a big one for the last go around. Also make sure you do not sand to much and rough up the tape.
