I'm a Real Estate Broker/Owner and I own 5 doors that I have been self-managing as MTRs for the past 5 years. I've been using QBO but I'm starting to take on MTR clients and I need a PM software and have reviewed so many my head's going to fall off. Would you go with LTR or STR software (or does it matter)? Any suggestions for one with an app that won't break the bank? Needs: accounting, tax filing, commission, payout feature to owners at the least. Pluses: communication with tenants, repair pros and owners. Thanks in advance.

@Stephen E. Yes! You're correct. I did predict she'd be back and ready to sign the lease and she emailed later that she'd gladly sign it; she said she was just asking for my thoughts on it which I responded to (yes, please sign). I've already sent her check and I'm contacting other prospects. I do best with short notice tenants all the time. I'll fill it for February 1. Thanks for all the confirmation here, @Michael Totman, @Jon Q., @Chuy Gonzalez, @William Walker, @Jeff B., @JD Martin, @Luke H. Feeling great about this. While I'm not a controlling individual, I won't allow anyone to control my gig. I feel great about my decision. What's great is that not one person opposed the decision. You guys all rock. Thank you for confirming my instincts. For a moment I waivered but the last time I went against my gut and with my "word" it didn't work out well. I've already gotten back to the current tenant to tell her I'll be showing it again and contacted what looks to me like a good prospect with more to follow.

Ha...just got a return email that says she's sorry if it seems like she was trying to control things and that if I'll still have them, they'd sign the lease. Jeff B. if you see a lesson here, remind me.

Thanks. Well I have no agreements holding me to offer a month, either. I'm a veteran Real Estate Broker and any time I've gone against my gut I've regretted it. If the client tries to hijack my gig I'm not as effective. If they move in at all, I'd rather them stay a year or not at all (my preference) so I don't have to turn it over again. I expect to hear back that she really wants it and will sign it now since she was so decisive and pushy in securing it. I hope that doesn't influence my decision. I had 20 inquiries by day 2 of it being listed and other prospects I liked better. I don't think we'll get along. It's a duplex so I'm concerned about her getting along with the other tenant, as well. Sometimes you need to discuss these things with others like yourself. I have a tendency to be too nice and I don't want to appear as unkind so I needed the input. Thanks again for that.

Jd, Thanks. The problem is that she's in another state. I waited until I received her deposit before sending her a lease to sign but she didn't sign it. 5 days after I originally sent her the lease she sent me this: "I have been under the weather and not checking email. I have reviewed the lease and it looks fine, but I am hesitant to sign It because it states I have looked at the property when I have not. Can we postpone the signing of the lease until I get in town since I am not actually taking possession? What do you suggest?" I responded that we needed a binding agreement now and that, if I were her, I'd want something in writing saying that I have her money. She hasn't responded.
This is what I sent her today: I thought about this and I'm concerned that if we get down to the wire and you change your mind then I'm going to be stuck without a tenant to move in. I don't feel protected without a lease in place and I'm not going to put myself in the position in which you control my project/transaction now and in the future. I've decided to return your money and move on with another tenant.

Thanks Luke. Here's my next thought. I disabled the e-signing but I've already signed it and she's viewed it. My concern now is if she has already printed it with my signature, signs it and sends it back. One loophole is that I dated and signed the doc last week but there is no expiration date.

Hi, I'm new to the forum but not to land-lording. Something has come up that I've never dealt with before. My rentals rent very quickly so I don't have to qualify more than a couple of tenants within a couple of days of posting my rental.
I have a pushy yet highly qualified new prospect tenant from out of state who I've verbally agreed to rent my property to. She applied with great reports and has sent me the full security deposit and first month's rent but she will not sign the lease until she arrives in town because the lease says that she has seen the property. I rent this to people sight-unseen all the time. I'm concerned because I have no agreements regarding the disbursement of the money if she doesn't sign once she arrives. I've asked her to please sign and that I'd be glad to amend that portion of the lease if only to have something binding and she has not responded. If she changes her mind when she arrives in town then I am stuck without a tenant (and I'd have to return her money). She moves in on 2/15/17. My gut is telling me that she's going to be controlling and that I'm not going to have a pleasant experience with her as my tenant.
After writing this and reading it over I answered my own question and moved forward but would like to see your comments!
