I had a good experience with https://costsegregationservices.com/ and they quoted me $3k each but gave me a discount for doing two at once so it came out to about $5k for both.

I'd also consider what the local attractions are, and if that area is growing. Also, what are the alternative housing options for those coming to the area? If the area is growing or has any attractions, or even plan to create a really unique stay it could be amazing and worthwhile! Make sure you have a solid plan B or exit strategy though since the numbers won't fully answer this question for you.

@V.G Jason thanks for the applicable anecdotal data! Great to hear from an investor in the area with some doors to draw data from. The rtp of RTP I've been gathering these last few weeks. Agree on the draw of the city, and surrounding areas, and that's what has me locked on the area.

How does the 30 day selling timeframe compare to the average days on market in your area? I would consider that as you plan for your flip. It may take 30 days to get under contract + 30 or so to close. 

STR is not a quick easy thing to set up but it definitely could be a back up plan if your house doesn't sell in the right time frame. It just going to require a lot more cash to set it up properly so I would consider that up front :)

Have you tried Facebook? There are a lot of FB groups for STR as well as buying/selling STRs that would be worth looking into :)

Agree with reading Short Term Rental, Long Term Wealth. Also listen to STR Secrets Podcast and the Short Term Show. Ruben Kanya has a pod called the Real Estate Experiment and he has a portfolio in Atlanta.

If you have any 3-4BR+ properties you may want to just convert some LTR to STR instead of starting from scratch! There are many resources available no matter what you decide :)

Hi Karen, 

The STR rental is separate from the LTR and other income but the bonus depreciation creates an active loss you can take against your W2 income (vs a loss you push forward into the future).

If you qualify as REP then you don't need the loophole even though your husband is W2 assuming you're filing jointly.
