Very good point, @Andrew W. I am trying to learn and network and I know it's a long game. I've been thinking about looking further out for deals since Austin is just too hot. It seems if you can get an off market deal, great... but the likelihood of that is very low. So far I've learned a ton and have the first property down, so the ball is slowly rolling.

We just bought our first property, a duplex, in Round Rock after offering on about 10 properties around Austin. It was less competitive and the owner accepted our FHA loan. Our luck was probably due to the seller more than the market, but it made me wonder about the greater suburbs more generally. I will certainly keep at it, thanks!

@Andrew W. Thank you for the link to the thread! Super helpful to read. I've been doing a lot of general research about RI but have been feeling that I need to learn more about the Austin area. 

What are your thoughts on investing in areas like Round Rock and Pflugerville? It seems Austin is going to grow so large that those areas will become almost as hot as Austin and end up exploding in appreciation. They're also not as competitive as to go 20-30% above asking price.

I moved to Austin about 2 years ago. My partner and I recently bought a duplex in Round Rock (our first property) and are planning our next purchase, hopefully to be made by the end of 2021. 

With properties from the MLS going for above asking in a day or too, it seems that that is not the place to find deals, and that off market buying is the way to go.

Has anyone had any luck with any particular strategies? Direct mail, cold calling, hand written notes, probate, etc? I would love to hear any tips! 

Also would love to hear any thoughts from just walking around Austin. There are so many properties that are distressed and look ready for a flip or reno and rent, especially in the East Austin area. Is no one selling because they don't want to move? Not selling because they think values will keep rising? Maybe they haven't been approached yet?


I'm new to this so any insight is greatly appreciated.
