@Andrew Angerer Goodness gracious, that’s crazy. Although considering this particular investment was a hoarder house when we purchased it, that sounds in like something that would happen to me! Definitely something to consider. Thanks for your input and time!

@Conn Hutzell I’m amazed to find so many have said they have seen tenets being chicken inside. I knew not to expect much common sense going in to this, but that’s another level of dumb lol. Based on the responses I’m getting I’m thinking I’ll be better off letting this applicants go to greener and larger pastures. Thanks for your input and time!
@Joshua Tobin that’s definitely seeming to be the consensus! So many of the neighbors have chickens that I didn’t think the request was too outlandish. I figured chickens would cause less damage than dogs would. Now hearing others horror stories I’m not so sure. Thanks for your input and time!
@James Wise I think your spot on. Her realtor emailed me today asking how much I’d be paying him. I replied “Any compensation received for your services would need to be determined and carried out through your client directly”, haven’t gotten a response yet. Not sure if it was the polite move, but I also cc’d his client for the sake of transparency.

@Thomas S. The issue is this home is out of city limits and in a neighborhood with no HOA. Last I looked into doing this, they city couldn’t do anything because the house is outside their jurisdiction. Definitely worth looking into again though. He’s got poison ivy growing up the side of his house up into the roof, so I’ve been trying to see if that could be considered a health hazard, as there are many children in the neighborhood.
First investment property (Texas), currently accepting applications. We aren’t using a realtor, I have a marketing background and have been able to drum up enough interest without one. If an applicant is using a realtor, will the realtor expect to be paid by us? For the particular applicant that raised this question in my mind, her friend found the listing, I spoke with the friend, then I reached out to the prospective applicant, I coordinated a time to meet and show the property to her and her fiancée; then she lets me know she is working with a realtor. We are using BP paperwork for the application and lease. After doing all the “work” I don’t want the realtor to expect a commission for just coming to the showing with them, but want to make sure I communicate this in the right way.
