@Karl B. Would you then make your tenant responsible for any overdraft fees from your bank that you are hit with if Cozy tried to withdraw and there are insufficient funds?

@PJ McLaughlin I was worried about the same, and so I require tenants use ach transfers from their bank and don’t accept payments via credit cards, I also require payment to be received by the due date, not simply posted and pending through Cozy, money must be in my account by the 1st; thinking these measures would save me from this pitfall. unfortunately that doesn’t seem to be the case, and I’m dumbfounded. I’ve now filed paperwork with my bank that Cozy is only allowed to deposit, not withdraw, however this whole situation has caused me to loose trust in Cozy as a whole. The tenant rescheduled their payment, but as it is processing over a holiday, it’s not expected to be processed and re-deposited until the 8th. My partner now wants to begin the eviction process in the event they try to revoke that payment too and our paperwork at the bank turns out to be useless.

This tenant has no reason to not pay based on any service requests, as I’ve always resolved issues same day.

Just never dreamed I’d need to worry about rent AFTER it’s in my account and one it’s way out the door to pay the mortgage.

I received an email from Cozy stating that a tenant disputed their rent payment/marked it as fraudulent with their bank. Cozy then reversed the payment, which had already been deposited into my account, and withdrew it. I’m livid that Cozy would allow a payment that had already been received to be removed from my account. I spoke with the tenant and they said there was a window between when her paycheck cleared and rent was removed, and is claiming her bank flagged the payment due to insufficient funds. I find it hard to believe that a bank would then mark a payment as fraud rather than charging the account holder for the “bounced check”. I’m also very concerned that now, apparently, at any given time a tenant can dispute their rent and it will be taken from my account?! Has anyone else experienced this? Cozy has made managing my own properties easy, but if they can take my money at any given time just because the tenant or tenants bank says so, I’m thinking I’ll have to switch to snail mail and cashiers checks. Anyone have another online service they prefer that puts the landlord first?

Current live in flip has a carpeted platform in the stairwell where a dormer window is. The previous owner was using it as a reading nook for their kids, however there isn’t an actual step to it, so they were just hiking their leg to crawl up in there. I’m looking into if it would be possible to remove the platform altogether, as I’m redesigning/opening up the stairwell anyway, and below the platform is the entry; so it would make a nice two story entry. However, if that ends up not being feasible, I have no idea what my plan b would be. Open to any suggestions y’all have to make use of or church up the space. I hate wasted space, so I’d love for it to be functional if possible, but at the very least “pretty”. Farmhouse style house. TIA!

@Jody Nichols if the lease is written that way I think that’s a great idea! As this one expressly states one payment I want to remain consistent with the lease. Certainly something to consider for the future though, thanks.

That makes sense, thank you! 6 months ago my time wasn’t more valuable to me than the money I’d spend hiring out a job that I’m capable of completing, however thankfully now that’s no longer the case. I haven’t yet had a move out however, first year in, so I expect small items will come up during make ready for the next tenant that will make more sense to do myself than hire out.

@Allan Szlafrok that was exactly my concern, my understanding is that partial payments would complicate an eviction here in Texas as well. It’s in the lease that one payment is required, however lease doesn’t state a consequence for not adhering to this rule (now amended), so I was curious if others charged a fee to make the lesson stick. They thankfully paid both partial payments on time, so I didn’t have to charge a late fee, but I’m establishing my systems and want to make sure I’m setting up policy that is consistent and enforceable.
