I am familiar with the Lawton area! I haven't had a client who has purchased investments in lawton in a while. But one of my clients has most of his portfolio out there.

He buys cheap, renovates and rents out. It is one of the easier markets to get into in oklahoma. It's a small but big town. Compared to other towns in Oklahoma.

There is also an army base in lawton which helps keep the population high and another reason why the rental demand is high out there!

Lawton, Oklahoma- Looking only at extremely cheap properties, as it seems it’s not terribly hard to find renters. However, looks like there is a harsh line as far as what locals can afford and if you go over that, vacancy is high.

-- lawton is a very cheap market and has a high demand for renters. You do have to make sure to price correctly. Also being open to section 8 could help with keeping vacancy rate low. Lawton has a majority of renters, so long as your rental rate is priced correctly. Then you can expect to get it rented.

Hey llina, as Jonathan stated below an LLC will not determine your interest rates.

An LLC is always best, its going to work for multiple different finance options.

The Oklahoma market is a great market, we are a very conservative state when it comes to Real Estate. You can find multiple good deals, we are growing at a very fast rate with multiple industries coming here. 

However, not one general location is going to help you determine whether it's a good market for multi family or single family etc.

The one true way to start looking into a market is talking to an agent who knows the area. Meaning where growth opportunity is happening, appreciation, networking with professionals in that market such as lenders, other investors etc. Then actually start exploring the market, see what deals they have and running numbers with your agent and lender. This will help you get the most accurate estimates.

Single Family Residence in Tulsa! Off Market property, sold to an investor who likes to flip & Hold

What made you interested in investing in this type of deal?

Seller is going into Forclosure

How did you find this deal and how did you negotiate it?

Another wholesaler sent me this deal and I was able to find a buyer the next day

How did you add value to the deal?

I added value to the deal by bringing a buyer to a seller who is about to be foreclosed on.
