The grandparents are landlords themselves , have been for many years. They called me yesterday to inform me they are emptying the house of all the belongings. Do I still need to follow through with legal eviction even though they are vacating all the belongings? He said he'd call me once it was empty.
The grandparents do want their belongings at some point. The issue is the hosue had multiple "runaway" or "missing " kids and my neighbors are informing me there's random kids going in and out. I want to change the locks at this point , but not empty it until grandparents/kids get a chance to go there
Hi there,
My lease for my tenant was due to be up 2/2/25. I informed my tenant in January I would not be renewing. He asked me to stay through March 31,2025 I allowed. The tenant has not paid January, February or March rent. He told me he'd pay 2/5, but never did. I've reached out to him and he's not replying. It's now been 3 months no rent and lease is over with non renewal. What is my next step if he doesn't actually leave March 31st?

It’s my first time renting my home. The tenant hasn’t been the greatest: late payment with not always paying late fees, multiple complaints from the neighbors, changing phone numbers, ect . The lease is up 2/2/2025, do I give a 30 day or 60 day notice of not renewing? OR Should I go month to month ? If I do month to month, do I resign a lease ? I’m terrified they are going to squat, the rental home is in Lake County California

The tenant has not been the greatest, one example being late on paying with not always paying the late fees. I'm afraid they will squat if I attempt to get them out.
