In our local market, good deals get swooped up faster than we can even get to the listing agent. We're hoping to find some off market potential through direct mail. Just listening to the podcast the other day I loved the "driving for dollars" term. We do that a lot. We know how to find property public records with owners named, but is there a way to find the owner's address, if it is different than the property? Is this also public knowledge? Or do you typically send direct mail marketing to the property in hopes that it reaches the owner's hands even if they don't live there?
Scott Hollister I like what you said about searching for owner occupied multiplexes. How do you find information like that? Would direct mail be a good strategy?
I just went through all the paperwork to refinance my primary home. It is a hard inquiry, but as Chris Mason stated it falls off after two years. Also, just FYI, if you use Credit Karma like me, it's a great resource but your mortgage score will likely be different. When I had my credit pulled for the refinance, it was quite a bit lower than Credit Karma reported. Of course this could vary. If relationship building is your biggest priority, try to meet with several people and see what each meeting feels like, first impression-wise, then (if it were me) I'd just choose the one I clicked with the most and go for it with the paperwork. I'm sure there must be a way to find reviews or references on realtors if you don't have enough up front time with them? Ask them for a list of references, their reaction might help you decide. I don't have to repeat this, but I do want to make it clear I've never said I'm looking for a magical guru to make me rich. Thank you to all the positive veteran investors with insight and empathy for someone who is a beginner. I'm not looking for a short path to a mythical place. I'm just reaching out for some positive inspiration and I learn best from others in addition to reading, listening, practicing analyzing deals, etc. And it's just overwhelming while also balancing a full time job and two small children. Frankly I just want to try and stay active in the forums as one way of holding myself accountable to the focus of my goal. Maybe I need to ask different questions. I understand some of you with lots of expertise are interpreting my inquiry as offensive, amateur, and possibly even lazy and those are just not my intentions. It has been really nice to hear from people who do seem like they want to help in an understanding way. So thank you again!

Dawn Holley hello! We have just started reaching out to agents. I don't know much but I do our our vacancy rate is only 1%! It is crazy hard to find a rental in Jackson county. I feel personally like there are properties but not in the price range we are looking-100-150k. Those types of deals are getting swooped up very quickly by cash buyers. All the properties we've inquired with agents on are either pending or have some strange circumstances (for example one was zoned as a commercial property, had been an office and then gutted, and now can't convert back to residential for some reason). So we are having some trouble but we continue to peruse (as much as we can with two very small children). I'd love to collaborate more!

Minh Le thank you! What a great story. I do completely understand. I don't want it to seem like I am trying to get things for free. I am actually expecting to have to pay for the things I am looking for. My concern/question is just inquiring the different types of people/professionals to look for in helping navigate a first deal. I guess I've just felt like when I've reached out to a few different professionals they are just bombarding me with sales pitches. Lol. I agree I've received some great ideas! I really appreciate your feedback. :)
