Great television is seeing real people STUMBLE! I'd love to see a show with newbies who are learning through trial and error. The drama of mistakes, the celebration of success. Makes for great character development and emotional investment. 

Gary is right, this is probably one of the most egotistical locations (outside of IG) to scout--we all think we fit the bill! I'll take less than Pace Morby is getting--use creative finance and get my husband and I as bargain bin TV personalities! LOL

Even if I'm not the right fit--would love to connect and chat, what an interesting career, happy to help! 

Post: Selling furnished flips

Hello BP Family,

Does anyone have experience with selling flips furnished? The film industry is very popular in New Orleans and most, if not all, furniture stores offer short term lease options for their floor model furniture. I was considering using a combination of upcycling estate sale furniture as well as these short term leases for a more "complete staged" look in hopes of increasing the sales price by offering to sell the home furnished. 

I'm not sure how this works with the value of the mortgage. Is there a range above the home value that a bank will lend for something like this?

Hello BP Family!

I'm not sure if this is legal, a silly question, possible--and if so, how?

I have been toying with the idea of doing a basic renovation on a flip but then when showing the property, offering "upgrades" to increase the total sales price. Examples:

-In a house with a furdown in the kitchen, remove the furdown and the upper cabinets, add in floating shelves. Then at showing, offer to upgrade with upper cabinets if that is a deal breaker for the buyer--the increase includes a profit margin of course. 

-a house with a garage may appeal to most but offer to close in the garage to add a bedroom/bath, again with a markup. 

Is this possible? I was hoping to lower the cost/labor of the renovation with cheaper initial options and then allow the buyer to basically customize the finishes and work the cost into the mortgage rather than coming out of pocket for upgrades or seeking a construction loan. I'd appreciate any insight into this!

Hello BP Family!!!

Long time listener, first time writer! My name is Amanda and I'm from New Orleans. After being laid off due to COVID, starting a new career outside of the Event Industry, I am now furloughed, again due to COVID. This seemed like the perfect time to make my "one day" plan, a NOW plan. 

I've spent the last few months educating myself and am now in the process of getting my RE license, to analyze deals, hope to find MLS deals for myself and side hustle.

Excited to be here, excited to learn and excited to help! I don't have experience yet in real estate but I've been in Marketing and sales for over a decade and always happy to lend a hand!
