I have been at this for a solid year with no success.  I sink $850 per month in direct mail campaigns.  I drive for dollars every weekend.  I have great investors, but nothing to give them.  What am I missing?

I've been told to find a mentor, but all the "mentors" I meet comes at a price that is well over $1,000 per month.  If I were already making money, I'd definitely go for it but it doesn't seem to make sense financially right now.  

Any advice? 

I'm so overwhelmed by people actually wanting to help me!  Thank you, to you all and I'm planning to contact each of you.  I've heard great things about this area (investment-wise).  Looks like I came at the right time!  

Is there anything specific that people generally look for here?  For example... are SF homes more desirable than MF homes?  The the University area ta hot spot?  I see that Memphis has 2 major universities (University of TN and University of Memphis).  Is one area more desirable than the other?  Zip code preference?  Size preference?  Would anyone care to share?
