I've been managing STRs for a few years now and I have to say, beach towns give you steady income all year round. We had a property in the mountains and it did great during snow season, but definitely had more "off season" months than our beach properties did. I am currently in escrow on a property on the Emerald Coast in FL, bought sight unseen. The numbers were just too good to pass up!

While I have one STR in Detroit, that's not really my expertise. I'm far more valuable on the LTR side there.

I currently manage several out of state properties (STRs) and it can definitely be done with the right team. Like everyone mentioned above - reliable handymen, cleaners and great communication is key. Doesn't hurt to have back-ups also in case your main contacts fall through. So far we've had no issues!

Hi Jake - I am about to close on a STR in Panama City Beach, FL and the ROI is very profitable considering the price I paid for the property (under $500k). This area seems to be increasing with popularity within the STR market so thought I'd mention to you in case you were interested in other parts of FL.
