Thanks everyone for the advice! I also tried the rentometer and there wasn't enough data from that area, but I will keep that in my back pocket for the future. 

I am analyzing a deal for a home in Townsend, Montana, but I'm coming up short on information. I can't figure out how much I could possibly rent a home for in Townsend since there are no homes listed right now for rent. Does anyone live near or in Townsend, MT that would know how much a 2 bedroom 1 bath home in town would rent for? Thanks so much for the information!

Hey Gayle,

It is a little risky to invest in properties out of state when you don't have a great relationship with a property management company in the area. You never know what you are going to get. I don't know much about property management companies in Livingston, but the reputation of property management companies in Bozeman aren't good. As far as the market and investments in Livingston, there is a possibility of finding a good deal there, but rental rates are pretty low. I don't know if this helps, but this is what I understand of the market there. If I ever start a property management company in the area, I'll let you know! :)

I am currently living in Bozeman, MT (moved her about 8 months ago!) and am looking to get more involved in investing. Currently my husband and I have one single family home that we rent out in Denver, CO. We are planning on purchasing our second rental in Nashville, TN with some friends. They are currently looking for a house now. My husband just started as a real estate agent and we have always been interested in investing but need to learn more on how to really build our business. I am interested in flipping homes but we don't have the capital to start; we are also interested in multifamily homes. Learned about BiggerPockets from the awesome podcast! Looking forward to learning all I can!
