Finishes to match the neighborhood, so I would say med/high.  I'm not familiar with the term "soft costs".  Could you elaborate?  I've been focusing on wholesaling and flipping but I have run into several development opportunities and am completely ignorant around this exit strategy!

Hey All,

I'm trying to get a ballpark range of price/sq ft to scrape/build and price/sq ft to pop-top. In particular we are talking geographically about Highlands, Sloans, Wheat Ridge area and 3/2's (SFH or duplexes). One contractor quoted $285/sq ft for scrape/new build.

Hey There!  I'm running into foreclosure sellers that are also dealing with probate.  I know NOTHING about probate and it bothers me that I can't be of service to them.  Are there any resources detailing probate for investors?  I could call a probate attorney or fumble through the state/county sites but I thought I would ask here first!
