Welcome. I lived in LA (doing deals in central valley) and moved to the SYV just recently. I am starting to get into that market now and see what possibilities (besides driving to Santa Maria).

As someone in California, I've not been having any luck with HUD. They are pricing way too high and seems like they never open to investors.

...Or maybe they have their investor bids all ready and the second it's open to them they close out the listing.

I'm still new to HUD so learning all the time.

Thanks for your thoughts. I have looked at a lot of duplexes as well and because of the large amounts of improvements and the overall condition, this property warrants a higher price. It actually appraised for $150k. And low rents are a good way to get more income by raising rents to market. This one is slightly higher than the surrounding duplexes but not like it's 25% higher.

Just wrapping a single family renovation. Houses in my area have multiple offers if priced right. My partner and I are probably going to net about a 52% return on our investments for 3 1/2 months holding. Unfortunately the returns aren't all that high, but I only do it if I can get 10%+.

I'm looking for a 50% equity partners. My current one can't afford more than one at a time and I'm not a fan of working with friends and family, so I have to turn to others.

Most properties I'm interested in are under 100k and need about 5-20k in renovations. I do all the work, fund the repairs, oversee it, just need someone with some cash to be a silent partner if you like the opportunity.

Anyone interested?
