Welcome back to Tulsa! Thanks for sharing!
I agree that location is important to some extent. You likely will want to be fairly close to at least one grocery store, and some what close to other amenities like restaurants, coffee shops etc. The Tulsa area has a great rental market. Location also depends on what kind of tenants you want to attract. For example, if you got property near TU there is a good chance you would have a lot of student-tenants. Pros- you will rarely have a vacancy Cons- high rate of turn over so you will be showing your property. It all kind of depends on what you want/are willing to deal with.
I know there is decent demand for rental properties in places with good school districts like Jenks, BA, and Bixby, if you are willing to venture outside of Tulsa. Hope that helps!

Good luck with your first flip @Steven Sockey! Has the market been pretty good for your buy and holds? Is your flip located in Tulsa, if you don't mind me asking?

Hello all! I am an attorney and real estate investor who will soon be relocating to Tulsa. I am originally from Broken Arrow (go BA!) and am thrilled to be coming home. I am looking forward to meeting you all! I am most interested in buy and hold SFR and multi family units. Would love to chat with and bounce ideas off anyone in the area!
