Please give the guy some slack on the late fee. This was and is an excellent tenant - keep the place excellent and was never late for 3 whole years and even though he's unemployed still trying to pay his rent. You have a gem, appreciate him. I also have tenants and it's good to show them that it's not all about the money. You know his heart, let him see yours. Good tenants are not easy to get, and without doubt, he's a good one.
