I did my first deal when i was 19, a rental property nothing down with $5,000 cash @ closing; although I'm 22 years old I've made a lot of mistakes in between there and lost a lot of money but it was needed for me to have the success that I'm having now!!

hey what's going on I was in your shoes a couple of years ago, in the military with an excellent FICO score and I wanted to get into rentals for the cash flow since I was going to be getting out soon, so I jumped in head first buying up rental properties, everything was ok in the beginning getting cash at closing and such but as time went on it turned into a nightmare! But luckily I kept learning more about REI and it helped me big time.

I suggest your start out by studying as much as you can about REI so you can build the confidence to find and contract good deals, then build a HUGE savings so you have a cushion to fall on if trouble arises, then get into wholesaling real estate as your first step to get your feet wet with little risk.

Naw I haven't sought for any legal action, it would be a waste of time and money while I can be doing more profitable activities plus I just chalked it up as a learning experience, I heard she did a lot of people like that, getting loans back 2 back before it shows on their credit so they can get more.

But right now I'm working on selling all those rental properties I've acquired so I can free up some cash flow. I think that experience was the best teacher.

I am 22 years old and I started investing in real estate when I was 19 years old right after I joined the military most would say that I got into it all the wrong way, which I did. I got into real estate buying 6 rental properties at FMV all within 3 months. Crazy uh, all because I had a greedy loan officer that led me on, but you live and you learn.

I corrected my investing habits and now I'm wholesaling for a living to build my cash reserve up to start rehabbing. That's pretty much my story short and sweet.

that was a BIG help! So after setting up the forbearance agreement and contract with the home owner on a negoiated price I can then assign it to one of buyers?

Hey everyone,

I know it's possible to invest across the US, and I seen it done all the time and in most cases people don't even leave there office! I have a good idea of how it's done but not sure. If anybody could give some feedback on this it would be a BIG help!

I've been on bigger pockets for awhile but never signed up for the forum, I never thought it was this many people on the forum!

But I've been having the burning question that no one can seem to answer completly. I was wondering if and how you can wholesale a property in foreclosure with a sale date. If it is possible I know it will take ALOT of creativity to get the deal done.
